Awaab’s Law sets fixed, legally binding timescales for landlords to investigate and resolve housing hazards, introduced following the death of two-year-old Awaab Ishak from a respiratory condition caused by prolonged exposure to mould in his family’s social housing flat. Phase 1, in force since October 2025, requires emergency hazards to be addressed within 24 hours and damp and mould investigated within 10 working days and made safe within 5. Phase 2, from October 2026, expands this to cold, heat, falls, fire, electrical and hygiene hazards, with Phase 3 covering all remaining hazards from 2027. For supported housing providers, the law currently applies only to tenancies rather than licence agreements, though it is expected to extend to the private rented sector in future.
